] primary role is to continuously develop
Private-Label / Proprietary Commercial Real Estate Wholesale
Loan Programs for our group of Originator / Wholesalers at
low Conduit Type Rates that have Table-Funding availability
as well as other unique Origination features other Lenders
shy away from.
These unique ‘origination-features’ are exampled
by [but certainly not limited to] ‘No Rate Increases
for FICO’s down to 600’, ‘NO Rent-Roll-Seasoning’ necessary
on most Property Types, ‘We welcome ‘B- and a few
C+’ [NOT ‘C-‘] Property Grades as long as
they can demonstrate Strong Property & Borrower Financials
and High Occupancy Histories, ‘Smaller-Balance Hotel
Loans down to $1MM’, Ground Leases no problem, Metal
Buildings OK if 1rst floor is brick & mortar, etc, etc,
all at traditionally Low CMBS Conduit
rates We do this on behalf
of our Nationwide Network of very CMBS / Conduit Origination
savvy] Commercial Mortgage Bankers & Brokers on a Nationwide
basis.
These endeavors simultaneously allow
United Conduit’s
network to collectively generate enough $$$ volume for UCS
to attract the attention of our now Institutional Commercial
Real Estate Securitization and Warehousing Partners, assuring
all funding participants a profitable CMBS Securitization Exit
Strategy or Bulk Loan Exit Strategy; a volume of over $200MM
per month of which individual Wholesalers would never be able
to generate on their own.
